There are transactions that close smoothly, the kind you celebrate and quickly move on from. And then there are the deals that earn their place in your career. This one took more than twelve months. It involved multiple contracts, survey complications, lender delays, title problems buried deep in the property’s history, tenant challenges, and buyer-agent behavior that tested professionalism and patience at every turn. Today, after everything, it finally closed.
This transaction wasn’t difficult because someone failed to do their job. It was difficult because nearly every variable in the deal presented an obstacle. Survey discrepancies surfaced late.
